The Appraiser Upgrade Sheet

Starting November 2, 2026, conventional appraisals record updates in specific data fields instead of a comment box. An update with a year, a contractor and a permit is much easier for the appraiser to count. Fill this in at listing and hand it over at the door.

What counts as proof

Contractor invoice or receipt with a date · municipal permit or C.O. · warranty paperwork · manufacturer label with date of manufacture (water heaters and furnaces carry one) · dated before/after photos.

Where it goes

One copy to the appraiser at the inspection. One copy to the buyer’s lender so it goes with the appraisal order. Keep one in the listing file for a reconsideration of value if it’s needed.

Anything else the appraiser should know

A dated, permitted upgrade is much easier to credit than a note in the remarks. — Brian
