The complication here isn't the rate, it's the assessment - waterfront and view parcels can be assessed well above what a comparable inland home carries, so the dollar bill still lands high. STAR applies only to a primary residence, not a second home.

School districts

The area is served primarily by the Lake George Central School District, with surrounding parcels falling into Bolton, Warrensburg or Queensbury districts. School levies typically account for 60% to 70% of a New York tax bill, so the district matters here as much as anywhere - and lot lines on the lake are not always intuitive.
