Above the conforming limit, expect higher reserve requirements - often six to twelve months of full payment in liquid assets - deeper income documentation, and on the largest loans, two independent appraisals. None of it is a problem when it's planned for.

Malba homes are NYC tax Class 1 - the same class as a modest rowhouse - where assessment growth is capped and effective rates run near 0.8% to 0.9%. On a $2.1M home that is roughly $1,490 a month, dramatically less than a comparable Nassau County or Westchester estate would carry.
Plan on six to twelve months of reserves, two years of complete tax returns for self-employed income, and full sourcing of any large deposit. Asset-based and asset depletion qualifying is available when income on paper doesn't reflect actual wealth.
