“In this valley the flood map is the first thing I pull. It decides your insurance, your debt-to-income and sometimes whether the deal works at all.”

What actually moves your number

Three things that decide
a Middleburgh & Schoharie payment

Two valley villages, two districts, and a creek that the lender cares about more than you might expect.

The flood map comes first

The Schoharie Creek valley carries a documented flood history. Where an address sits in a FEMA special flood hazard area, flood insurance is required by the lender for the life of the loan, and the premium lands in your debt-to-income. It gets pulled in week one, because it can change your qualifying number.

Two villages, two districts

Middleburgh is served by Middleburgh CSD and Schoharie by Schoharie CSD. School levies typically drive 60% to 70% of a New York tax bill, so a few miles between the two villages can move your escrow line meaningfully.

Acreage and outbuildings

This is farm country, and listings come with land and barns. Conventional appraisals give limited value to acreage beyond the homesite and may treat outbuildings as non-contributory. If the price assumes the land, that conversation belongs before the offer.

Property taxes

Middleburgh and Schoharie sit in Schoharie County, where effective rates run about 2.03%. Against the county median value of $169,400 that is roughly $287 a month before principal and interest - plus a required flood premium on the addresses that carry one.

School districts

Middleburgh is served by Middleburgh Central School District and Schoharie by Schoharie Central School District, with outlying addresses falling toward Cobleskill-Richmondville. Because school levies typically account for 60% to 70% of a New York tax bill, the district gets confirmed for the exact address before an offer goes out.

You may not need 20% down

Brian works with 3% & 5%-down conventional, FHA (3.5% down), zero-down VA, plus USDA across much of Schoharie County, and SONYMA first-time-buyer loans with down-payment assistance. First-time buyer? He'll line up every credit you're eligible for.

Good to know

Middleburgh & Schoharie mortgage
questions, answered

Does the Schoharie Creek flood history affect my mortgage?+
It can, and it is the first thing worth checking. If the address falls inside a FEMA special flood hazard area, the lender requires flood insurance for the life of the loan - it is not optional - and the premium counts against your debt-to-income, which reduces how much house you qualify for. Some valley addresses are in a zone and some a block away are not, so it is an address-by-address question.
I'm buying a farmhouse on 20 acres. Any complications?+
Mostly at the appraisal. Conventional financing gives limited value to acreage beyond the homesite, and barns and outbuildings may be treated as non-contributory. The appraiser also needs comparable sales with similar land, which are thinner here. Where the land is the point of the purchase, a land or lot loan sometimes fits better than a standard mortgage.
Which district am I in - Middleburgh or Schoharie?+
It depends on the exact address, and the two villages are close enough that buyers get it wrong. Middleburgh CSD and Schoharie CSD are separate districts with separate levies, and since school taxes typically drive 60% to 70% of a New York bill, the difference shows up in your monthly escrow. Brian confirms the district for the specific address before an offer goes out.
Why is the tax figure on the listing different from what my lender used?+
Listings often show the seller's bill, which may include a STAR, Enhanced STAR or veterans exemption that doesn't transfer to you. Underwriting qualifies you on the forward-looking figure.
How fast can I get pre-approved?+
Often the same day or the next. You can start your pre-approval online anytime, or book a quick call with Brian.
What loan programs work best in Middleburgh and Schoharie?+
Conventional 3% and 5% down, FHA at 3.5%, zero-down VA, and SONYMA first-time-buyer loans with down payment assistance all get used here. USDA zero-down reaches across much of Schoharie County, which surprises most buyers. See the full lineup on the Loan Programs page.
Are you actually available on nights and weekends?+
It's the single most common thing clients mention. Homes and offers don't wait for business hours, so Brian doesn't either - call or text and you'll hear back quickly, even after hours.
