Before you dig in — a word from Brian
“Stillwater is one of the few places left where you can get land, a short commute and zero down in the same purchase.”

Home financing,
the way it should be

Buying or refinancing in Stillwater shouldn't mean giving up when a file gets complicated. Brian Marchand has helped buyers throughout Saratoga County - first-time buyers using USDA zero-down, families buying with acreage, and riverfront buyers who need the flood picture handled early.

Out here the file usually turns on three things: USDA eligibility, well and septic clearance, and the flood determination near the river.

Been told “no” somewhere else? That’s exactly where Brian goes to work. Yes, when other lenders say no.

a Stillwater payment

What actually decides your payment here, in plain language.

Land, wells and the river

Acreage affects the appraisal more than the loan, and private well and septic are common - FHA, VA and USDA all require water testing and septic clearance. Riverfront addresses may also need a flood determination and insurance.

Stillwater mortgage
questions, answered

Can I buy in Stillwater with no money down?+
In much of the town, yes. USDA eligible territory covers a good deal of Stillwater, and USDA is a true zero-down program with no conventional-style monthly mortgage insurance. Eligibility is by address and the maps change, so the property gets checked. Veterans have zero-down VA anywhere.
I'm buying a house on several acres. Any complications?+
It affects the appraisal more than the loan. Conventional financing gives limited value to acreage beyond the homesite and outbuildings may not be treated as contributory, so the appraiser needs comparable sales with similar land. Where the land is the point of the purchase, a land or lot loan sometimes fits better.
What do I need to know about well and septic here?+
They are common outside the village. FHA, VA and USDA require water potability testing and septic clearance before closing, and a failed test becomes a repair condition on a deadline - so those inspections get ordered early in the contract period.
Do I need flood insurance on a riverfront property?+
Possibly. Properties along the Hudson can fall inside a FEMA special flood hazard area, and where they do the lender requires flood insurance for the life of the loan. The premium counts in your debt-to-income, so the determination comes early.
Are you actually available on nights and weekends?+
It's the single most common thing clients mention. Homes and offers don't wait for business hours, so Brian doesn't either - call or text and you'll hear back quickly, even after hours.
