Property taxes are inside the maintenance

Sunnyside co-ops are NYC tax Class 2, and the building pays the tax bill - your share arrives folded into maintenance. There is no separate escrow line, which is why the maintenance figure matters so much. Ask what portion is tax-deductible; the co-op issues that breakdown each year.

Down payment minimums come from the board

Almost always the maintenance. Lenders add the full monthly maintenance to your housing payment when they calculate debt-to-income, so an $850 maintenance reduces the loan amount you qualify for by roughly what a $140,000 mortgage would cost. It is not a penalty - it is just how co-op math works, and it is better to know before you shop.
How much down do I actually need for a Sunnyside co-op?+
The lender and the board are two different gates. Financing can often be done at 10% down, but many Sunnyside boards require 20% down plus post-closing liquidity of several months of mortgage and maintenance. The building requirement is the one that controls, so it gets confirmed before you make an offer.
Can a co-op purchase be turned down because of the building?+
Yes. Lenders review owner-occupancy percentage, reserve funding, sponsor-held units, shareholder arrears and pending litigation. If the building fails those tests, the loan fails even with a strong buyer. Brian requests the financials early so there are no late surprises.
What is the board package and does it affect my loan?+

It runs parallel to the mortgage and uses stricter debt-to-income and reserve standards than the lender does. Failing the board ends the deal even after a clean loan approval, so both get prepped at the same time.
Does the Sunnyside Gardens historic district change anything?+
For financing, mainly through the appraisal. Landmark rules limit exterior changes and the comparable sales pool is narrower, so valuations need an appraiser who knows the district. It also means renovation plans have an approval layer beyond the co-op board.
