Before you dig in — a word from Brian
“Up on the mountain, the first question isn't your credit. It's whether this is a second home or an investment property - because that answer changes your rate, your down payment and whether the rent counts.”

What actually moves your number

Three things that decide
a Windham & Hunter payment

Ski country runs on occupancy type. Get that wrong and everything downstream - rate, down payment, whether rent counts - is wrong too.

Second home or investment property

They are two different mortgages. A second home prices close to a primary residence and can go as low as 10% down, but cannot use rental income to qualify. An investment property can count the rent, but prices higher and needs more down. How you describe your plans decides which one you get.

Short-term rental income, documented

If the rent is how the numbers work, most lenders want 12 months of trailing platform income or an AirDNA-style market projection. A DSCR loan skips your personal income entirely and qualifies on the property's rent divided by the payment - which is how a lot of mountain files actually get done.

Condos get underwritten too

A slope-side condo means the project is reviewed, not just you. Owner-occupancy ratios, reserves, litigation and the short-term rental mix can make a project non-warrantable for conventional financing. That is a solvable problem, but only if it surfaces before you are under contract.

School districts

Windham is served by Windham-Ashland-Jewett CSD and Hunter and Tannersville by Hunter-Tannersville CSD. Because school levies typically account for 60% to 70% of a New York tax bill, the district gets confirmed for the exact address before an offer goes out.

You may not need 20% down

Brian works with 3% & 5%-down conventional, FHA (3.5% down), zero-down VA, plus USDA across much of Greene County, and SONYMA first-time-buyer loans with down-payment assistance. First-time buyer? He'll line up every credit you're eligible for.

Windham & Hunter mortgage
questions, answered

What's the difference between a second home and an investment property up here?+
They are two different mortgages. A second home prices close to a primary residence and can go as low as 10% down, but it cannot use rental income to qualify - you have to support the whole payment on your own income. An investment property can count the rent, but it prices higher and requires more down. Describing your plan accurately at application is what keeps the file from being re-underwritten later.
Can I use Airbnb income to qualify for a Windham or Hunter property?+
On an investment property, usually yes. Most lenders will use 12 months of trailing platform income or an AirDNA-style market projection. A DSCR loan goes further and ignores your personal income entirely, qualifying on the property's rent divided by the payment. On a second home, projected short-term rent generally cannot be used at all.
Is a slope-side condo harder to finance?+
Sometimes, because the building gets underwritten alongside you. Owner-occupancy ratios, reserve funding, pending litigation and a heavy short-term rental mix can all make a project non-warrantable for conventional financing. There are programs for non-warrantable condos, but it is much easier to check the project before you go under contract.
Why is the tax figure on the listing different from what my lender used?+
Listings often show the seller's bill, which may include a STAR, Enhanced STAR or veterans exemption that doesn't transfer to you. Underwriting qualifies you on the forward-looking figure.
How fast can I get pre-approved?+
Often the same day or the next. You can start your pre-approval online anytime, or book a quick call with Brian.
What loan programs work best in Windham and Hunter?+
Conventional 3% and 5% down, FHA at 3.5%, zero-down VA, and SONYMA first-time-buyer loans with down payment assistance all get used here. USDA zero-down reaches across much of Greene County, which surprises most buyers. See the full lineup on the Loan Programs page.
Are you actually available on nights and weekends?+
It's the single most common thing clients mention. Homes and offers don't wait for business hours, so Brian doesn't either - call or text and you'll hear back quickly, even after hours.
