They are two different mortgages. A second home prices close to a primary residence and can go as low as 10% down, but cannot use rental income to qualify. An investment property can count the rent, but prices higher and needs more down. How you describe your plans decides which one you get.
If the rent is how the numbers work, most lenders want 12 months of trailing platform income or an AirDNA-style market projection. A DSCR loan skips your personal income entirely and qualifies on the property's rent divided by the payment - which is how a lot of mountain files actually get done.
A slope-side condo means the project is reviewed, not just you. Owner-occupancy ratios, reserves, litigation and the short-term rental mix can make a project non-warrantable for conventional financing. That is a solvable problem, but only if it surfaces before you are under contract.
