Wilton built out along the Route 9 corridor from the 1980s onward, with subdivisions, townhomes and newer construction toward Gansevoort, plus original farmhouse stock on the older roads. It reads as a newer town than most of the county, and that shows up as fewer condition issues at appraisal.
Wilton offers the Saratoga Springs school district and commute in a town that generally prices below the city itself. For a buyer who wants the district and cannot reach Saratoga Springs pricing, this is usually where the math starts working.
On new construction you cannot close until the municipality issues a certificate of occupancy, and that depends on final inspections rather than on the builder's calendar. A lock expiring before the CO is a genuine risk on a spring build. Build buffer into both your lock and your lease end date, because the town controls the last step.
Saratoga County's effective rates run lower than Albany, Schenectady or Rensselaer County. On the same purchase price that difference lands in your payment every month. When comparing a Wilton house against something to the south, compare payments, not list prices.
